Types of Construction In The Philippines

There are five major types of construction in the Philippines: residential, institutional, commercial, public construction, and heavy construction. However, there are some common elements in each type that are used in the construction of all categories of projects. The following discussion will give an overview of the different categories of construction and their features.

Residential Construction

The first category includes homes, condominiums, single-family homes, apartments, townhouses, mobile homes, subdivision, and manufactured homes. The residential category covers large and small home construction including houses, townhouses, and condominiums on multiple lots, subdivision on multiple properties, duplexes, townhouses on multiple lots, and condominium buildings on single properties. Each of these types of development has unique characteristics that should be considered. For example, the residential category often incorporates a gated community, common areas for amenities, housing units may not include an attached garage or has a limited building height. While single-detached houses may be completed in 6 to 8 months, residential subdivision or mixed-use townhouse construction typically requires two to three years for completion.

Institutional Construction

This category involves the construction of colleges, schools, medical centers, hospitals, and other types of institutions. Institutional construction is often completed on-site with prefabricated buildings and structures such as classrooms, parking garages, administrative offices, and others. This category requires less time and money than the residential category and is often completed within the same year. However, it does have some unique characteristics. Most institutional construction focuses primarily on modularity and repeating sections or levels that reflect the functionality of the building project. The size, complexity, and typical scale of the construction project, whether on-site construction and the type of building materials such as market-ready steel or wood or concrete that are used are all unique characteristics of this category.

Commercial Construction

The third category is commercial construction. In addition to being located on a single lot in the most accessible portion of township planning, commercial buildings are often built vertically on repeating multiple levels. The building architecture often focuses on the business branding of the project. These commercial properties typically encompass department stores, malls, community strip malls, retails stores, restaurants, offices, warehouses, and others. They are often designed with the more gross square meter in mind and often incorporate multiple elevators and stairways. This category requires more construction time and money to complete. It also allows for more flexibility for alterations to the building.

Public Construction

The fourth category is public construction and includes buildings like airports, government buildings, provincial hospitals, ports, power plants, roads, bridges, and public infrastructure. These types of buildings are usually constructed on government-owned properties and are usually used to support specific civic and public services. They can be also either residential for socialized or economic housing projects or institutional in nature. Typically, buildings contain areas for communal gathering, multiple rooms or cubicles on a floor, restaurants, and offices. However, this category can also be used to refer to horizontal project development involving vehicular or pedestrian circulation and safety.

Heavy Construction

The final type of construction is heavy construction or construction that consists of a challenging project development area that is usually over five hectares or thousands of square meters in floor area. Heavy construction is also called in for solving complicated conditions of the site project from excavations, dredging, sheet piling, soil improvements, tunneling, and the likes. This category of construction requires a great amount of planning, budgeting, and design for the large property development to be implemented.

This category also often involves a mix of various categories of connecting buildings by highway, sewer systems, mass rail transits, power and communication lines, flood control, marine management, irrigation, canals, and the likes. In large township developments, parcels of lots will typically be classified further into sub-zones of highrise apartment buildings, office buildings, commercial establishments, entertainment, landscaping, and warehouses. Often, the methodologies employed in heavy construction of this category are highly advanced and require the experiences of very seasoned builders.

The Types Of Construction We Have Today

There are many unique aspects of these types of construction that must be considered before beginning to implement the project. While some of the elements of each type are similar to the other, the overall process of constructing a structure depends greatly on the design of the architects and engineers for the type of building to be constructed. All categories require some degree of planning and financial capabilities before a construction project can be finalized.

A construction agreement is a legally binding contract between two parties to carry out the construction work as per specific stipulated terms and conditions according to the contract. A construction agreement contains all necessary details of the work involved, specific and general terms of the agreement, dates of payment, penalties for default in delivery, etc. All these things are usually done through a written contract that is signed by both parties. This document is then filed in the court where the case has been filed as proof of the contract.

Construction contracts are usually entered into by the contractor with the owner of the project or construction site. The parties involved in this type of agreement must have knowledge of each other and they must know how to properly handle the legal matters involved.
